Success Story #1
Upon the sale of a 14-unit apartment complex in Oceanside, Mr. L.S exchanged his equity into two properties one of these properties was a 12-unit complex that he purchased for $595,000. Through additional financing, he acquired the property with a $95,000 down payment. Exactly twelve (12) months later he sold the property for $729,000. The annualized cash-on-cash return was 185%

Success Story #2
Peter L. Edelmuth recognized an app rtunity for his client in Chula Vista to purchase a small 5-unit complex, which had been partially finalized as a condominium conversion The property was purchased for $600,000 with $165,000 down payment. At a cost of only $9,000, and a time period of 6 months, the conversion was completed. The 5 units were sold individually at a total sales price of $945,000, representing 158% increase in value in 28 months. After all selling expenses and costs, our client realized 135% cash-on-cash return (58% per year)

Mr. and Mrs. W. C. were advised to purchase 6 individual condominium units in Carlsbad. Each unit was purchased for $73,000 (a total of $438,000).
